Wild Horse Mesa subdivision is located about 12 miles south of San Luis. This lot is a 55 mile (1 hour and 15min) drive to Taos, NM and a 40 minute drive to Fort Garland, CO.
This lot is lightly wooded and is surrounded by beautiful mountains in almost all directions. One of the things that makes this area extremely uniques is that it is still occupied by over 100 wild horses that roam the land east of Sanchez Reservoir, thus the name Wild Horse Mesa.
This property is zoned Estate Residential, but you are allowed to camp here for 14 days every 3 months without a permit. Any home you build will need to be at least 600 square feet in size, and a wide variety of homes are allowed. There is no time limit to build. A septic system and a permanent water source need to be installed prior to building. The water source would be by well or a cistern utilizing water haul and/or a water-catchment system. With a 1000 square foot roof, you can gather about 6500 gallons per year with the water-catchment system, even with the little precipitation that this area experiences each year. Power here is best attained through the use of Solar panels (almost 300 days of sunshine per year in the Valley!). Summer temperatures are moderate on this high desert land, which rests at an elevation of about 7,600 feet above sea level. Winters are cold but there are not enormous amounts of snow in the Valley as there are up in the mountains.
