The Viking Estates, also referred to as the Prairie Lots, is a section of land located in Northern Okeechobee County, just south of the Kissimmee Prairie State Preserve.
The area features lots ranging in size from 1.25 acres to over 10 acres. The area is ideal as it’s rural enough to feel like a refuge from the daily grind, but is still on the grid, with electrical lines running in front of most properties.
The roads in the area are primarily dirt or grass and provide easy access to all properties.
The Viking Estates is conveniently located near many areas of Florida. It provides easy access to Atlantic and Gulf beaches, with the Atlantic beaches located an hour away and the Gulf beaches situated approximately an hour and a half to the West.
The Viking Estates offers plenty of activities for everyone. The area is known for its hunting, fishing and ATVing, and is located just minutes away from the famous Lake Okeechobee and Kissimmee Prairie State Preserve.
Most of the properties in this area are zoned as agricultural, meaning that you can build a house or a mobile home. However, the county has created size restrictions indicating that homes or mobiles must be 1000 square feet or larger. Agricultural zoning means that these properties are able to support farm animals as well as separate structures, such as barns or garages. The Viking Estates does not have any HOA’s or POA’s, meaning that there are no additional monthly fees, rules or regulations on the properties in this area.
As with any investment, you should contact the County to double check the zoning information for the specific parcel that you are interested in, as there could be changes to the regulations and/or use permits.
Due to its close proximity to cities such as West Palm Beach, Fort Pierce and Sebring, the Viking Estates is also very popular with residents of Florida’s East Coast. These cities are between 45 minutes and 1.5 hours from the Estates by car, making this area an incredible weekend retreat opportunity for those people looking to get away from the hustle and bustle of their daily routine.
What can I do with the land in Viking Estates?
This is a very common question among those who are considering purchasing land at the Viking Estates. The land in this area is zoned as agricultural, meaning that you can build a home or install a mobile home on the property. However, according to the Okeechobee County Planning and Zoning Department, the structure must be a minimum of 1000 square feet. External structures such as barns and sheds are allowed on the property, as well as animals including horses, pigs and cows.
Viking Estates Surveys and Land Clearing
Another question I am frequently asked is, if I buy property in Viking Estates, how much does a survey cost and how much will it cost to clear the land?
Typically, surveys are based on property size; since most of the properties in the Viking Estates are 1.25 acre parcels, it’s relatively easy to estimate survey costs.
According to most survey companies, the average cost for conducting a survey in the Viking Estates is $400.
Costs associated with clearing the land are not as easy to estimate. Land clearing is based on the density of growth on the property. Therefore, the actual cost will be based on how much work is needed to clear the land of this growth. This service can range in price from $400 – $2,500 or higher.
A survey is needed in order to arrange for clearing, since the grading company will need to know the limitations of the land.
